When looking into a small hunting tract, two of the most important qualities to look for are the neighborhood and habitat. This 31 acre farm in Northern Greenwood County, Kansas checks both of those of boxes. Greenwood County has long been known for its giant whitetails. On top of that, located just off HWY 99 a couple miles north of Hamilton, KS this farm would make an amazing build site for the home of your dreams.
In Kansas, the whitetail is king. And without a doubt, Greenwood County has long been known for its giant bucks. This farm is no different. While walking the property I jumped no less than 10 deer. So if you are worried about 31 acres not being enough to hold deer, worry no longer. All through the property the deer sign was nothing short of plentiful. The deer trails throughout showed up like highways through the tall grass and creek bottoms. On to of that, I stopped countin...
On to of that, I stopped counting at 10 rubs, some as big around as my leg. The current owner already has a spot in the back worked up for a food plot and it was tore up with deer tracks. The tall grass, cedars, briar patches, and thick creek bottom make for multiple bedding locations. And I noticed 2 great pinch points between bedding areas to ambush that giant buck next season. All this being said, one of the most attractive terrain features this property offers is that it sits in somewhat of a horseshoe along Willow Creek. The creek runs along the neighbors on both sides of the farm. There is no doubt cruising love sick bucks will be running the creek and checking out the bedding areas this property holds.
With its location just 2 miles north of Hamilton and located just about a 100 yards off Highway 99 this property offers all the features you could look for to build that home of your dreams. The hay meadow has just enough rolling terrain to allow for a couple high spots to look over your farm. The farm already has rural water and electricity running through the property. So all you have to do is have it hooked up. The hay meadow itself is cut yearly and produces enough to pay the property taxes every year.
There is also a 12X17 prefabricated building on the farm that will be staying with the property. The shed was bought in 2017 and could be used to store your equipment year round or to sleep in between hunts. It is still in good shape.
So whether you are looking for that affordable piece of Kansas dirt to hunt that buck of your dreams or that perfect spot to possibly build that home of your dreams. Do not hesitate on this gem, it is sure not to last long. To set up your own personal tour of the property, call Brian at (620)212-2027!
