This 153 acre property is comprised of two tracts of land 80+/- acres on the North side of the county road and 73+/- acres on the South side. The two tracts make for a very diversified combination. The South portion has soils that are commonly used for crop production, however they are currently being used for a hay meadow. Two creeks run through this portion and a nice pond is located on it. The North side contains the large pond and home. The home was built in 1967 and has had meticulous maintenance over the years. It is positioned on a cement slab over looking the pond. When summer turns to winter and the pond is no longer attractive for fishing and boating the ducks and geese will move in. There is a short video attached to the listing. Find the video tab above and take a look! Waterfowl hunting on this pond is second to none, it literally loads up with ducks and geese. The East side of the pond is grown up and offers ample places to hide and wait for the birds to drop in. The North side of the pond has bigger timber and woods surrounding it giving a flooded timber feel to the hunt. Many of waterfowl hunts start very early in the morning to allow time for the hunters to drive long distances to their hunting location. Once they are there the work starts struggling to get equipment into hard to reach places. This property takes all of the work out of it. Sleep in, grab a few decoys from the outbuilding, toss them in the water, and lean against a tree in along the bank!
The pasture is primarily made up of native grasses and is fenced. It shows no signs of being hunted or having any management programs in place for the wildlife. With that being said there are heavy deer trails that move from North to South. There is a 1/4 acre pond in the pasture that will hold a few ducks as well as provide a water source for wildlife and livestock. A cedar thicket is in the pasture and has plenty of deer sign in it. The cedars are lined with a few big oaks that would make excellent archery tree stand locations as well as provide natural forage. Quail and other small game will flourish in this habitat. A feeding, food plot, and security cover plan could be put into effect to take this property's hunting to the next level. Trail camera pictures of turkeys have been taken on the South 73 acres and there are great roosting trees plus strutting areas!
