FOREST/TIMBER RESOURCES
The trees in the forest range in age from 10 to 50 years old. Species include black walnut, locust, red oak, white oak, soft maple, sugar maple, hickory, ash (dying or dead), and a host of other species. The walnut, white oak and locust have considerable value at the present time.
The forest is healthy except for the Ash, which is being decimated by the Emerald Ash Borer.
There are a few Heritage Trees scattered about the property and along the perimeter. Some of these may be 100-200 years old.
AGRICULTURAL RESOURCES
Most of the property has been used for agriculture over the years. It appears farming operations were mostly abandoned 20-30 years ago. The fields have naturally regenerated with autumn olive, locust, walnut, hickory and ash, tree of heaven and some other invasives.
Stock fencing along the perimeter is pretty much down except on the adjoining Sunrise Farm (Hamilton), which is new 7-strand high tensile.
MINERAL RESOURCES
It appears that the mineral rights are still a part of this property. A title search for actual mineral ownership rights is recommended. All mineral rights in title will convey with the property.
BOUNDARIES AND SURVEY
The property has a metes and bounds description, which is contained in the owners deed. Many of the boundaries are evidenced by fencing. The northeastern boundary is frontage on McElhenny Road RT 60/9. The property is being sold by the boundary and not by the acre.
