Land:
This 58+/- acre ranch features a diverse combination of open pasture for livestock, wooded terrain, and an impressive view from the top of the banks of the Red River. However, there is also easy access to the river bed via an unpaved drive/trail which can accommodate most vehicles when the river is down and leaves access to the sandy river bottom. The majority of the forest is typical of the Cross Timbers region with exceptionally large hardwoods, including some pecan trees scattered throughout the ranch. The property consists of mostly sandy loam, and clayey soils which are ideal for growing grapes. Currently there are 400 vines growing in the vineyard on the ranch.

There is one water well with filtration, as well as a 12,000-gallon water storage and treatment system in excellent condition.
Terrain/Topography:
There are approximately 200 elevation changes on the property from the higher ground along the southern portion of the property and sloping to the river. The majority of the property soil is mostly sandy loam and clay soil.
Recreation/Hunting:
There are so many activities on the ranch which include horseback riding in the open-air arena, hiking in the wooded areas throughout the ranch, boating and waterskiing on the river, swimming in the resort style pool, fishing on the banks of the river, shooting skeet off the observation deck, and fishing in the 3-acre pond stocked with largemouth bass, blue gill, catfish, and more. The wooded portion of the ranch provides plenty of cover for a wide variety of Texas wildlife that lives in the area and travels down and across the river corridor. This variety includes deer, hogs, waterfowl, bobcats, deer, turkey, quail, pig, dove and more. The river and pond attract waterfowl from the surrounding areas. Two feeders and blinds are set up on the property for hunting or watching wildlife.
