Location: This property is located approximately 4 miles west of John Day,
Oregon on Highway 26. The house is about ¼ mile off of the
highway.
Size: 17.3 acres of which 8 acres is irrigated either by flood or hand lines.

Water: Live water all year round through an irrigation ditch that runs
through the ranch. They irrigate from this also. House water is

Climate: This valley is very mild in the winter and has a lot of sunny days
year round. Of all of the areas in Eastern Oregon, I believe this

could be used to graze it. There also is a concrete/chain link
dog run. With 8 acres irrigated it is easy to keep up with the
animals if it isn’t intensively grazed.
Trees: There are deciduous trees along the water canal. Also, there are
cherry, apple, pear, and plum trees. There are blackberry and
raspberry vines in the garden area.
Pool and Hot Tub: The pool is rated at 35,000 gallons being approximately
16’x30’. It is in excellent condition. The hot tub is
a 6-8 man tub and is also is very good working order.
Home: Four bedroom, 4 bath, 2 living rooms, utility room, large kitchen, 2
fireplaces, natural shingles, rock/natural wood exterior, planters
around the home, concrete drive in, patio with pool, hot tub. It uses

Wildlife: Deer use the property year round because it is a mild winter area
and it is green. The hunting units are very well known for their
large deer and elk populations. Upland birds as well as migratory
waterfowl inhabit the area.
General Observations: Living in Grant County is like a small step back in
time. With 85,000 square miles and a population of
7,000 you are somewhat secluded and know your
neighbors. You ARE NOT in an adversarial
position with the county government. They need
you and are friendly to your concerns(amazing!!)
The climate is great and the city of John Day has
about anything that you might need. If not UPS
comes the next day. It is an ideal climate and
offers unlimited recreational possibilities with
hunting, snowmobiling, steelhead/bass fishing,
…just about anything.
