12,000 acres of deeded land. 1000 acres of irrigated and sub-irrigated meadows. Two USFS grazing permits. The Smoky allotment is for 150 pairs for 4 months, and Lewis Creek on/off permit is for 55 head for 1.5 months (spring or fall use). The ranch has a carrying capacity of 500-600 pairs, replacement heifers, bulls and saddle horses. If yearlings are preferred, then the ranch can run 1200-1300 seasonally. The grazing permits are literally "out the back door" on the east side of the ranch. The ranch has extensive fencing with 50+ different pastures to allow for excellent management. Conservation stewardship practices have been aggressively employed to enhance livestock production and wildlife habitat.

The 5800 sq. ft. lodge style home sits in a stand of pine trees above a private open meadow. The house includes 3 bedrooms, 3 full bathrooms and 2 half baths, river rock fireplaces, extensive cherry cabinetry, granite countertops, a sunroom, a greenhouse and a three-car garage. Located in an open meadow below the main home sits the exceptional equine facility, including a stable with fifteen 12' x 12' stalls with Nelson automatic water systems, two tack rooms, tiled wash racks and living quarters. The barn dwelling features the same unique custom craftsmanship of the main home. It incorporates blue pine, cedar and natural river rock. Adjacent to the horse barn is an extensive corral system, a hay barn/shop and a pond with native trout.

The working ranch headquarters are located away from the main residence and include a custom manager's home highlighted with a log staircase, knotty hickory cabinets, slate entry and fireplace, tile floors, large decks and a two-car garage. Two other homes, one of recent construction, offer employee housing. A restored historic barn highlights the working improvements and includes a heated vet room and bathroom. An excellent set of working corrals with sheds, livestock scales and processing facilities, together with a shop and hay barn provide the infrastructure for this top quality ranch. In 2012, a very nice round corral was completed to start and train young horses. Other improvements include 5 wells, water improvements, pasture fences, ranch roads and an airstrip.

There are 564 acres of water rights for the ranch from Rosebud, Antelope, Lewis, Officer and Johnnie Creeks. There are numerous live water creeks and 55+ springs to provide water sources throughout the ranch for livestock and wildlife. Over 25 of the springs are developed with troughs.

The Inshallah Ranch has varied topography and elevation with numerous willow lined, live water creeks, upland grass pastures with sagebrush, bitterbrush and juniper trees which transition into aspen groves and ponderosa pine forests. There are multiple canyons that have rim rocks and mountain mahogany. The elevation of the ranch varies from 4150' to about 6000' with the ranch headquarters being at 4500 feet.

There is a private airstrip at 4560' elevation with a 3200' gravel runway. Utilities have been provided to the south end of the runway for a future hangar.

Approximately 10,150 acres are zoned MUR (multiple use range), with the remaining 1850 acres zoned PF (primary forest).

The ranch has not been cruised since 2002. There are over 3.5 million board feet of merchantable pine and fir on the ranch, with pine being the predominant species.
