First off, I need to just start with a huge breath of air as there is just so much to say about this premier turn key outdoor business which could also be turned into a private retreat. The glacial moraine area of extreme eastern Grant County is where the roots of Elk Lake Heritage Preserve took hold and have continued to grow for 20 years. I've had the personal pleasure to get to know day-to-day operators and owners Ed and Annette "Nettie" Loeffler over a number of years now and more recently, co-owners Kim and Joanne Srok, and I can vouch that since the inception of the business in 1995, and per their mission statement, they believe deeply that some of life's most fulfilling, memorable and humbling experiences occur while hunting, fishing and just spending time in the outdoors with family and friends. Since that very first day, they have strived to provide a top notch operation that provides a place for others to do just that. Their labor of love is very transparent and their efforts have been rewarded with a long standing list of repeat members and clientele, along with first time visitors. The backbone of their operation begins with the shooting preserve side of things, which provides hunting of pheasant and chukar beginning in September and continuing into April. These hunting fields are set up on approximately 150 acres of rolling diverse habitat that is under a long term transferrable lease contract with a first right of refusal purchase agreement, as well as on Ed and Nettie's additional approximately 150 acres of personal property that would have the option to be leased back to the new buyers (There is a map at the end of the property photos that specifically identifies these areas). This is only the tip of the iceberg, however, as the operation has access to Olson and Torstenson Lakes, which are privately stocked with walleye and provide a very unique alternative for clients year round or those wishing to have the ultimate "cast and blast" outing. There is also a 50 round sporting clays course and five stand range situated on the shores of Torstenson Lake, which currently facilitates summer leagues, various groups, single individuals as well as those that just wish to hone their shooting skills prior to hitting the fields. Focusing on the actual building portion of the operation, one can't help but to begin with the modern and spacious ~3,150 sq. ft. clubhouse, which consists of not only the primary gathering and check-in area, but a lounge area with TV and gas fireplace to relax after a day in the field or on the water, a meeting room for corporate or family gathering needs, kitchen, heated cleaning room, office, one and a half bathrooms, laundry facilities, storage and last but not least, the large outdoor patio area that is primed for a big barbeque. How about a place to stay to enjoy a weekend, full vacation or accommodate group events? Not an issue at all given the beautiful main lodge and bunk house. The main lodge boasts ~2,000 square feet of space and consists of a spacious living room/lounging area, full kitchen, large tongue and groove dining/sunroom area, four total bedrooms that are set to sleep 12 comfortably, two bathrooms with showers, sauna, storage and large deck to sit back and relax. The bunkhouse has ~1,300 square feet of space and with its 6 separate bedrooms, 3 bathrooms with showers, central common area, in floor heat and propane heat and outside deck is set up to accommodate 11 comfortably. Connected with the bunkhouse is the ~1,800 square foot log sided shop/storage shed with indoor/outdoor kennels. Last but not least is the mesh netted bird pen that has plenty of room to hold an ample amount of birds during your busy times. Have an RV that you'd like to utilize? Again, covered. Located under the shade of large oak trees are 8 RV sites with electric and water hook-ups and a dump station on site, along with your choice of more primitive camping locations. That's the structure portion of the operation, but what about equipment as I did mention that this is a turn key operation. There honestly is too much to mention, but the sellers are including the vast majority of what's on site and includes the CJ7 Jeep, 4 wheeler, Kubota tractor with mower, loader, back blade and snow blower, outboard motors, boats, docks, trap throwers, batteries, most indoor furnishings, washers, dryers, refrigerators, merchandise inventory, misc. tools, etc. etc. and the list goes on. Oh, and probably the most invaluable part, the sellers will be around the area and open to assisting any individual with the transition. The one notable thing missing with this operation is it's advertising budget which has basically been nothing. Why? Because they simply haven't had to with their repeat clientele and word of mouth business. However, with the realistic year round opportunities that are available, some additional marketing dollars could pay big dividends. I relate a business like this to habitat, the more diverse it is the better. From the hunting, fishing, shooting sports, dog training potential, vacation spot, family gatherings, corporate retreat, possible youth summer camps, etc. etc., I'd have to say that would have diverse covered.
