Kingwood Forestry Services, Inc. has been authorized to manage the sale of two (2) tracts of timberland containing 60 + 40 acres, more or less, in Hot Spring and Grant Counties, Arkansas. Bids may be submitted for either or both tracts.
Location: The Lemons Trail Tract (Listing #4571) is located three (3) miles south of Lono and five (5) miles west of Leola. The Leola Tract (Listing #4572) is located four (4) miles west of Leola. Both tracts are further described below. These are investment properties with immediate timber income potential and recreational opportunities.

Lemons Trail Tract (#4571): W of SW of NE, SE of NW, Section 25, located in Township 6 South, Range 16 West, containing a total of 60 acres, more or less, Hot Spring County, Arkansas (see attached maps). Access is excellent with frontage on paved Lemons Trail. Terrain is gently rolling. Merchantable timber consists of native pine and hardwood. Site index for loblolly pine averages seventy-seven (77) feet (base age 50) on gravelly and fine sandy loam, Saffell-Sacul, and Sawyer loam soils. Kingwood Forestry conducted an inventory of merchantable timber (one point / acre with cruise lines running north-south) in March, 2017. Based on the inventory, estimated tree counts and timber volumes are as follows:
Pine Sawtimber: 2,513 Trees; 351,180 BF; 2,629 Tons
Pine CNS: 753 Trees; 25,923 BF; 296 Tons
Oak Sawtimber: 59 Trees; 6,227 BF; 51 Tons

Leola Tract (#4572): SE of NW, Section 30, Township 6 South, Range 15 West, containing 40 acres, more or less, Grant County, Arkansas (see attached maps). Access is via woods roads. Terrain is rolling. Merchantable timber consists of good quality native pine. Site index for loblolly pine averages seventy-seven (77) feet (base age 50) on gravelly and fine sandy loam soils. Kingwood Forestry conducted an inventory of merchantable timber (one point / acre with cruise lines running east-west) in March, 2017. Based on the inventory, estimated tree counts and timber volumes are as follows:
Pine Sawtimber: 2,085 Trees; 276,548 BF; 2,187 Tons
Pine CNS: 279 Trees; 11,789 BF; 131 Tons

Hardwood Pulpwood: 1,673 Trees; 394 Tons
Due to variations in cruising methods, utilization standards and scaling practices, tree counts and volume estimates cannot be guaranteed. Volume reports in Tons and Board Feet are included. Method of Sale: These tracts will be sold on the basis of lump sum sealed bids. Bids may be submitted for either or both tracts. An offer form is attached. Bids will be opened at the Kingwood Forestry office at #4 Executive Circle, Arkadelphia, Arkansas at 10:00 a.m., Friday, May 12, 2017. Mailed offers should be addressed to Kingwood Forestry Services, Inc., P.O. Box 65, Arkadelphia, AR 71923 with "Lemons Trail/Leola Land Sales" clearly marked in the lower left corner of the envelope to protect security of the offer. On mailed offers, please call our office prior to bid opening to confirm receipt of offer.
