Badger Creek Ranch consists of 590+- acres including 120 acres+- irrigated high country meadows, aspen groves, sage brush pastures and 7 ponds used for fishing, livestock and wildlife watering. Three of the seven ponds are filled with Kamloop Rainbow & Donaldson Steelhead Rainbow Trout and they have a natural population of fresh water shrimp. OPERATIONS

Badger Creek Ranch currently grazes 100 pairs +- pairs each year from around mid-June until the middle of October. The ranch has approximately 120 acres of irrigated meadows that has been used for grazing cattle along with the dryland and sagebrush pastures.

The ranch has historically been leased by a local outfitter for the hunting rights and access to the adjacent public lands. Upper 240 acres, that is least likely building areas, has been placed into a conservation easement with one building envelope and can be subdivided in the future.

IMPROVEMENTS

Included in the sale of Badger Creek Ranch is a custom built, 2 bedroom 2.5 bath, square log home with custom woodwork throughout and an attached garage built by the owners in 2005.
