OPERATIONS
Badger Creek Ranch currently grazes 100 pairs +- pairs each year from around mid-June until the middle of October. The ranch has approximately 120 acres of irrigated meadows that has been used for grazing cattle along with the dryland and sagebrush pastures.
The ranch has historically been leased by a local outfitter for the hunting rights and access to the adjacent public lands. Upper 240 acres, that is least likely building areas, has been placed into a conservation easement with one building envelope and can be subdivided in the future.

IMPROVEMENTS
Included in the sale of Badger Creek Ranch is a custom built, 2 bedroom 2.5 bath, square log home with custom woodwork throughout and an attached garage built by the owners in 2005. In 1884, Rudolph Kremmling established a general store in the town, and as ranchers occupied
the surrounding areas, more services were established in Kremmling to meet their needs. The
town incorporated in 1904. A friendly, small-town atmosphere has influenced many families
and businesses to settle in Kremmling a town where its easy to be involved if thats what you
want and just as easy to get away from it all in the thousands of acres of Bureau of Land
Management and U.S. Forest Service land surrounding Kremmling. Just a two-hour drive from
