The property is level to rolling mesquite covered terrain. The ranch has a good cover of native grass and good variety of native brush and vegetation for wildlife cover. The ranch has approximately 200 acres in cultivated farm land. Some is planted in cotton, and some is planted in wheat. The wheat fields are excellent for drawing in dove during dove season.
There are three water wells on the property. There is a well near the head quarters of the ranch, and two additional wells along the west boundary. One well is used to sell water to the oil companies. The remaining well is currently not in use. There is one good surface pond centrally located on the ranch. There are a few other dirt tanks scattered throughout the ranch, but they hold minimal water after rains.

The shop is a 30x30 metal building with two rollup doors. The shop is wired and has concrete floors. This ranch has been family hunted, and managed for trophy whitetail. There are 7 blind and feeder setups throughout the ranch. Each setup has executive blinds, and corn feeders, as well as protein feeders.
There is currently active production on the ranch. The ranch is owned and being sold as "surface only". There is some income from surface damages, and water sales to the oil companies for the surface owner.
