WATER
Squaw Creek
At the heart of this ranch is 0.60 miles of flowing Squaw Creek, which runs from the north fence line to the south fence line, squarely in the middle of the property. According to the landowner, Squaw Creek continued to flow throughout the 2011 drought. There are multiple deep pools along the creek as well as shallower portions which flow over rock. There are two seasonal drainages which feed Squaw Creek, one from the west and one from east. These drainages only have water in periods of heavy rainfall.
Water Well
The water well is located near the barndominium and was drilled in February 2005. The well was drilled to a depth of 740, the submersible pump is set at 300, and yields 50+ GPM.
LAND & WILDLIFE
C-Star Ranch exemplifies what a diverse Texas Hill Country ranch should be. From the middle of the property along Squaw Creek, the habitat consists of an undulating Live Oak Savannah, interspersed with Blackjack Oak, Elm, Texas Persimmon, American Sycamore, and numerous natural openings. Virtually all cedar was cleared from the ranch in 2008. With deep, sandy loam soils in the eastern and western portions of the ranch, these openings would be ideal for the addition of seasonal food plots for the deer herd and other wildlife. There are also numerous flats along Squaw Creek where smaller food plots would thrive.
The elevation ranges from a low of 1,650 along Squaw Creek to 1,750 on the eastern and western ends of the ranch. The ranch hosts a robust white-tailed deer herd that has been lightly hunted. Rio Grande turkey, mourning dove, and grey fox are commonly seen on the property.
IMPROVEMENTS
Barndominium Living Area
There are 2,400 SqFt of living area that features an open, inviting floor plan. The spacious great room seamlessly blends with a modern, functional kitchen that has ample cabinet and storage space. There is a cozy tv/entertainment area off the dining area. The master bedroom features a full bathroom and the 2nd bedroom has a full bathroom just down the hall. A spacious utility area provides additional cabinet and counter space and adequately accommodates an over-under washer/dryer and a full-sized premium, double-door Hoshizaki refrigerator.

Power, Ranch Roads, & Fencing
Power provided by Central Texas Electric Co-op (CTEC) has been extended into the property to the barndominim and headquarters area. There are no unsightly power lines running across the ranch. Access throughout the property is good and is provided by a series of typical ranch roads. The entirety of the ranchs boundary is low-fenced and in average condition.
