With the exception of two large food plots, the vast majority of this ranch is solid South Texas brush country. Over one mile of the San Meguel Creek traverses through the property starting from the Northwest boundary and meandering throughout the ranch to the Southeast boundary. The creek bottom is lined with huge Live Oaks, Elms, Bull Mesquites and Hackberry trees. The San Meguel Creek is known to hold pools of water during times of normal rainfall. This ranch offers exceptional hunting for a large variety of native game including Whitetail Deer, Rio Grande Turkey, Hogs, Javalina, Quail and Dove.

The owner will convey 50% of the entire mineral estate. There is no production on the property and there are no Oil & Gas leases.

The property is accessed by a 40' owned all weather road which fronts on Fm 140. The road is surveyed as part of the property. This provides excellent access along with great privacy. There are no known easements on the property except electrical and one pipeline.
