Water: This is a very well watered ranch. There are two water wells located at headquarters area. One well is approximately 40-50 gpm, which supplies water to tanks and an 8 pot sprinkler system located in the forty acre field. The other well is typical domestic well for supplying the house and lodge at headquarters. There are 4-dirt tanks of which two are very nice size. Water has been piped to many different areas of the ranch supplying numerous water troughs. In addition there are two operating wind mills.
Improvements: Surrounding the ranch is a high fence with standard net wire with pipe corners and braces in good condition. There is a set of deer breeding pens inside the ranch near headquarters area. There are 8-pens in all and they are in good condition with only a few minor repairs needed to put them back in service. There is water piped to the pens. The pens are presently not being utilized. There are four deer blinds with corn feeders currently active, there are also several other deer blinds located on small food plots. There are several protein feeding stations located throughout the ranch and the supplemental feeding schedule has been from January to August.
Living Quarters: The main lodge has 4,000 SF. and is great for entertaining with a large open area. The living area consists of vaulted ceilings, hardwood floors, rock fireplace and a bathroom. There are also 4-guest rooms fully furnished with two beds, central air and heat and full bathrooms. Also within the main lodge structure there is a large three bay parking area with roll up doors, walk in cooler and a very large loft storage area. The lodge has been constructed with a concrete slab, rock and metal exterior and metal roof.
The main house has a total of 1,950 SF. There are two bedrooms, one of which is very large for numerous beds and the other is a normal size bedroom. There are two and a half baths, very large living and dining area with a full kitchen. The interior has partial wood paneling with the other walls painted and stained concrete floors. This is a very well-constructed house with concrete slab and cinder block walls. Also the main house has a very large covered front porch. There has been a new concrete septic tank and lateral lines installed for this house recently, The headquarter area has great outdoor lighting with a Four Seasons deer hanging rack and electric winch with concrete slab. There is a bulk corn feeder with hopper for loading tailgate feeders and a metal storage container. There is a nice stainless steel game cleaning table with running water, and a mercury vapor light next to the hanging rack.
Wildlife: Whitetail deer management has been in place for numerous years. Several ear tagged does have been spotted and several mature bucks with good mass. The deer count for this year is a follows; 21-bucks, 34-does, 14-fawns, 6-axis deer. There are an abundance of turkeys on the ranch and some feral hogs. Only management bucks and does have been harvested this year.
With the purchase of the ranch the owner will convey 2.97 percent of the minerals and the ranch is presently leased for oil and gas. In addition all house furnishings, deer blind and feeders etc., will transfer.
