Ranch is located in southeastern Frio County and is accessed off of FM 1582 to Kothman Lane and then a private deeded easement.
Terrain is gently rolling with beautiful elevations and panoramic views. The ranch transcends from gravely ridges to the San Miguel Creek bottom on the north end and Calf Creek on the south end. There are a great mix of soils from the dark rich soil in the creek bottom to the red sandy loam in the level to flat areas that gives way to the the gravely ridges. The ridges are dominated by black brush and guajillo, but as the soil transcends the brush mix is fantastic. Approximately 210+- acres of the ranch were recently roller chopped adding to the bush quality and diversity. Both creek bottoms are covered in huge live oak trees, giant hackberry, elm trees and big bull mesquite. The brush mix on the ranch includes black brush, white brush, guajillo, guayacan, gran...

The brush mix on the ranch includes black brush, white brush, guajillo, guayacan, granjeno, giant persimmon and many others. This ranch also participates in a CRP program that covers areas around the two creek drainages and encompases approx. 16.8 acres along the Calf Creek and 86.2 acres along the San Miguel Creek. Both creeks are fenced out separately as to not vilolate the program by the grazing of cattle. The payment of $3,086 for the San Miguel acreage and $602 for the Calf Creek acreage totaling $3,688 per year will continue thru the year 2016 at which time the programs end.
This ranch is special and a rare find in South Texas with both sides of the San Miguel creek stretching for over 1.25 miles. The creek has holes that hold water year round and even during the driest of times. Calf Creek on the south end of the ranch has several deep holes but they do not hold as well as the San Miguel does. There are three water wells, 2 of which are currently in operation. The house well is on electricity and feeds the house, cow pens and one of the two stock tanks. The other operational well runs on a solar panel and feeds the other stock tank on the north end of the ranch.
The ranch has a 4BD/2BTH manufactured home with a large deck and a porch on one of the hill tops. The ranch is completely high fenced and has been since 2005 with the same water gaps since completion along the San Miguel. There are also three cross fenced pastures as well as creek drainages that are fenced out separately. Cow pens are a combination of permanent fencing and portable panels. There are also 2 sealed storage containers in place.
The ranch is in a level 3 MLD, and has been intensely managed since the completion of the high fence. Besides the introduction of some Triple T does the wildlife on the ranch is completely native. There is approximately 1 deer to every 6 acres with a ratio of 2 does to 1 buck. A 160"+ class deer and multiple 150" have been harvested with several bucks in the 170"+ class that have been spotted from different hunting locations. The ranch has never been leased or commercially hunted, and has only been hunted by family and friends. The turkey hunting along the creek bottoms is also fantastic. This is also a great hunting ranch for doves around the stock tanks, quail and hogs.
No minerals are owned to convey and there is some new Eagle Ford production, but it is isolated on the south and east edges of the ranch and has a very limited impact. One great benefit is an oil field easement along the east boundary which created an additional concrete crossing across the San Miguel creek.
What a great opportunity to own a fantastic Ranch in South Texas that has a little bit of everything. The ranch is relatively secluded with great views and elevation and the highly desirable San Miguel Creek. Fantastic brush and soil diversity allow the native game all the advantages needed to prosper and thrive. The water on this ranch alone is worth the price with the San Miguel Creek, Calf Creek, two tanks, buffalo wallers, and 3 water wells. The home on the ranch supply's the perfect hunting headquarters and is comfortable enough to sleep a large group. The location and access along with the quality of property and the affordability of the price make this truly a rare find in today's market.
