Diamond in the Rough - anything with great potential needing polish and elbow grease to bring out its true brilliance
That describes this property to a "T".
This partially developed 4.76 acre parcel has the potential of being something very special. BUT... it needs a discerning eye to see its true value and a whole lot of polish and elbow grease. It has a great homesite with an old cabin(?) that enjoys awesome privacy and seclusion from the neighbors. It has a creek that is still running a fair amount of water. It also has a pond... reallly overgrown and needing lots of cleanup. And it has (had) a bridge over the creek that needs a new deck. Got your attention? Read on...

From the road, this property looks pretty imposing. The land drops fairly steeply down to the creek and it is difficult too see much with the overgrowth. But, looks can be deceiving. The driveway down the hill is in good shape, albeit a bit steep. You can only get to where the bridge is because it needs a new deck to be functional. With a little effort you can cross the creek and follow the drive up the other side to where a nice pad has been developed for a homesite. The original owner built a small cabin and a stuccoed pentagonal looking building for storage or ?. The cabin has been abandoned for many years. It appears that they probably piped water up from the creek as there is no well. The cabin doesn't have electricty or plumbing but there is an old outhouse nearby. Frankly, this has all the earmarks of a family that built a great weekend getaway place with plans for the future. Most of the effort was focused on the land rather than improvements. The bridge structure exhibits good design and planning. At one time, the pond was a real beauty. The homesite area is extremely private but the building pad is quite large and there is plenty of useable ground. Even has a few black walnut trees. There is even a second seasonal stream that crosses the back of the property that is still running a bit of water. The terrain of the property is varied and it has multiple varieties of mature trees including oaks, manzanita, buckeye, pepperood, willows, red bud and more.
Downsides? Like I said, a "diamond in the rough". It needs lots of cleanup and a new deck for the bridge. This isn't a property for anyone unwilling to roll up their sleeves and get dirty.
A whole lot of work has been done to this "undeveloped" property. Now it needs someone with the vision to see just how special it is. The seller is very firm on the price and it is strictly a cash sale only. But, just look at what you are getting and compare to anything else out there... a really secluded property with a drive, building pad, and a neat creek.
