A seasonal stream cuts through one corner of the property in the front. All in all...a very nice piece of land. That's the "Good".
Now for the "Bad"...because of the creek, the adjacent lot to the north has a driveway that is on the north boundary of this lot. It doesn't have a huge impact but it is on the lot...on the other hand, as a shared driveway, it can be used to easily access the back portion of the property. Second, there is a pretty significant amount of junk and debris in the back portion and it all goes with the land. Lucky you. It will require a fair amount of effort to clean it up.
And, the "Ugly"... this is a "short sale" meaning that the seller owes more on the property than the listed price. And that means that the lender will have to approve the terms of any purchase agreement. So, while we have listed the property at $40,000, there is no guarantee that the lender will accept that price. The lender is owed significantly more than that amount. The end result is that any buyer will need to have some extreme patience because lenders move notoriously slow.
Even with the "Bad" and "Ugly", is this still a good deal? Absolutely...this is a prime property in a prime area that is one of the most desirable in all of Squaw Valley, but this is strictly a cash sale only. If you're willing to go through the steps you could end up with an awesome property.
