As always, we talk about any negative feature and this property does have a few. The main one is that the last 1/4 mile of the road in to the lot is paved but has never been voted into a county road maintenance district so it has some rough spots deal with. On the other hand, the rougher road helps deter unwanted traffic. You will have a little longer driveway than normal to get to the upper level and have to cross the seasonal stream with a culvert, so the development expense will be a little higher. But, the end result will definitely be worth it. Finally, the lot is in the southern portion of Squaw Valley, so travel time to Fresno is a bit longer. Travel time to Reedley or Visalia will be less beacause you can use Sand Creek to those parts of the valley.
