It is very unusual to find 3 adjacent lots. These are hillside parcels with the best terrain situated next to the road. The main parcel has been fully improved with well, pump, power, septic, phone, etc. plus an older single mobile. The mobile is in poor condition and has no real value. This parcel has a very large main pad and auxillary pads with water piped to many areas. The former owner had accumulated a large amount of "treasures" over the years and most of this will be removed. Each of the adjacent lots has some pad improvements. Each lot has some nice road frontage area but most of the land is fairly steep.

Negatives? The main parcel is very useable but the adjacent lots are adversely impacted by a Southern California Edison easement for transmission lines (call our office for more indormation). The major effect of this easement is to significantly complicate any development of these parcels. No structures can be placed in the easement boundary area. It may be possible to build in the upper portions of these lots. There is an access road to the back portion of the property. The Seller makes no guarantees as to the buildability of these adjacent lots and the property has been priced accordingly. The access road to the back cuts through a portion of one the lots and is used by Southern California Edison to reach its towers and by an adjacent landowner to the south for access to his home. As we have stated, the mobile has no value. It is in poor condition. The former owner did, in fact, die in the home. The property is in the lower, southern section of Squaw Valley (Sand Creek area) so commute time to town is a little longer. The property fronts on Roundtree. Roundtree is paved but is in less than perfect condition.
All in all, this is a very nice offering. The property does include 3 legal parcels and there may be potential for further development by a creative buyer. However, the property is being sold strictly in its present condition. No additional work other than the current cleanup will be conducted. The Seller is not offering any type of financing and, in general, most lenders will not lend on single wide properties. Even with the limitations of the property, we believe it will move quickly.
