The ranch has a slightly rolling terrain, with mesquite covered flats and forested bottoms. This property doesnt just have a few scattered hardwoods, but whole large wooded areas filled with mature hackberries, elms, and chinaberries. Outside of these concentrated areas in the bottoms, you will find these trees mixed in with the mesquites and cedars all over the property as well.

This land consists of primarily sandy soils, not red clay break land, so native grasses and mid-range brush, such as wild plum thickets and yucca, grow abundantly. All kinds of wildlife flourish here, and this is a great cattle ranch too.

WILDLIFE:

Talk about hunting! This ranchs transitory location between the higher ground and farm fields of the Margaret area and the densely wooded Pease River bottom makes it prime for deer hunting, as the deer move back and forth across the land to graze and bed down. The ranch is thick enough to hold game in itself, so seeing trophies here is no struggle. Whitetails in this area can easily grow into the 170 class in the native country and are routinely harvested in the county. Other types of wildlife include feral hog for year around sport, lots of Rio Grande turkey and bobwhite quail, plus predators such as bobcat and coyote. It is possible to find a cougar roaming this river valley too!

Corn feeders and protein have been put out by the current hunting tenants to grow big bucks. These tenants have been out here for several years; the owners lease has limited four hunters per season to protect it from being over hunted. The lease will terminate on August 31, 2016, so a new owner will take full possession of it at the start of the 2016 hunting season.

Per the Farm Service Agency, three small wheat fields used to be on the property: 48.3 ac, 36.5 ac, and 32.2 ac in size. While you certainly cant tell these were wheat fields before, as they are covered in 10-15 ft. tall mesquite trees, they provide good locations where food plots can be broke out. Winter wheat grows well here and helps retain your resident deer herd.

WATER:

Three ponds are in place, each on a different end of the property. The ranch has two main draws going across it, which run water to these tanks and on to the Pease River. These tanks could be expanded in size and stocked with fish.

IMPROVEMENTS:

The ranch has a perimeter fence; the north and south ends are in very good condition, and the east and west sides are fair. The grazing tenant, who has been on the place for over 20 years, currently runs cattle and maintains these fences as part of the deal. He is local to the area and would continue leasing the property, if a new owner wanted to bring in some income from the property and keep an ag exemption in place.

A deer camp with electricity and water well is on the south side, near the main entrance. The hunters have set up multiple RV hook-ups at the camp, as well as several blinds and feeders throughout the property, but none of these will convey with the sale. This camp site would be a perfect location to build a cabin or barndominum, for a permanent structure.

The ranch has a good internal road structure, with five miles of roads and trails, and is easy to get around on. Culverts have been installed in places that had a propensity to wash out.
