The two impoundments offer ample tillable ground for annual crops to attract waterfowl, and the rear impoundment also includes some timbered areas that provide cover and mast for the ducks. There are two portable, custom built skid-style blinds that can be located to just the right spot in each impoundment, along with cover for wading. The impoundments' water source is an 8" three phase well, capable of filling both ponds quickly and efficiently, with just a flip of a switch, and valve adjustments direct the water where it needs to go! Agri-drain systems make controlling the water levels in the impoundments a breeze! Over 12 different species of waterfowl have been harvested on the property, thanks to its siting within the Lynches River Flyway. There are three permanent elevated deer stands on site with two overlooking large tillable food plots, and an additional tillable laneway that is being hunted via a ground blind, providing opportunities for as many as 8 deer hunters at a time. Turkeys abound in the area, and are frequently seen on the property.

Driving in through the custom metal gates, there's a 5000 SF open tractor shed, with 4" well and 200 amp electric service, as well as a prepared cabin pad with septic already in place! Pecan trees provide a shady spot to sit for an afternoon dove shoot in the small field that surrounds the tractor shed and house site.
