ACREAGE AND DESCRIPTION
The Burnette Creek Ranch offers 200+/- deeded acres, with 102+/- acres of dryland hay, 35+/- acres of grazing and 5+/- acres of wild hay. The dryland and wild hay acreages double as grazing land for a good portion of the year. The property is perimeter fenced and cross fenced, currently pasturing 28 heifers. All is fenced with 4 wire barb wire and in excellent condition.
Located on the middle fork of Burnette Creek, the property is watered by multiple springs providing an artesian well which has a constant flow of approximately 4-5 gallons per minute. With the installed pressure system, the water is distributed throughout the property with 2.5 inch underground water lines providing water to the home, garage/shop building, 4 hydrants and a frost-free water system in the corrals. HAY & GRAZING
The dryland and wild hay acres generally yield approximately 1 to 1.25 tons of harvested dry hay per acre per year. In most years the hay acreages are managed for hay production with the re-growth then managed for livestock grazing. Grazing lands in this general area of Fergus County are able to sustainably support livestock at the rate of approximately 1.5 to 2 acres per Animal Unit Month with proper management. Located in the Judith Mountain foothills, this environment provides moisture conditions that are generally favorable for this type of multiple use management.
IMPROVEMENTS
The residence is a beautiful log home built in 2002 with 10" Lodge Pole logs that are chinked on the interior and the exterior, hot water heat and a total of 4576+/- square feet.
The completed main level hosts an open kitchen & dining room with Black Ash custom cabinets & flooring, Corion counters, walk-in pantry, recessed & tract lighting and a kitchen skylight. From the front tiled entry is the living room with fireplace, solid oak paneling, cathedral ceilings and French doors leading to the tiled office/mud room. - 1997 46' x 96' Metal Pole Building: Many opportunities for use are present in this spectacular outbuilding. Currently set up for equipment storage, half of the floor is concrete and half is dirt. Three overhead doors on the west end, double sliding door on the east end, and a single sliding door on the north side. Two walk through entry doors, one on the east and one on the west compliment the easy access to this building. This building has 200 amps, 120 & 220 volt service. The floor drain on the south side of concrete floor provides the flexibility for this portion to be closed in for a heated garage. The half with dirt floor is ready for livestock, horses, pets or the kid's 4-H projects.
- 1997 13' x 40' Metal Addition, pole frame: On the SW corner of the big shop/garage, this lean to is currently used for a meat processing room and includes a 10' x 10' walk-in cooler. The 13' x 40' room is insulated, heated and has running water with a 3 unit stainless steel sink and counters. Two outside entry doors, one on the west end and one from the shop make for easy and convenient access.
