This property is raw and unimproved with the exception of having electricity and public water along Armstrong Derry Road. There is a large pond on the back side of the tract. What used to be natural clearings have been taken over by re-growth mesquite. The predominate tree growth is mesquite and cedar but there is also winged elm, hackberry, post oak, live oak and a few water oak.
The tract has a slight roll to the surface that can be seen in the photo of the paved frontage road. The soils near the road are mostly clay but as you travel to the rear of the tract it gradually turns to a more sandy loam.
