The Seven Hills Tract is a great recreation property. Located in a very rural area, it is well suited for hunting, shooting sports and ATV riding.This property is in a certified economic Opportunity Zone created to bring private capital investments to eligible low-income communities. The Opportunity Zones incentive is a community investment tool established by the Tax Cuts and Jobs Act of 2017 to encourage long-term investments by providing a tax advantage for investors in certain situations.
Timber was recently harvested over most of the property. Several patches of trees have been left on steeper slopes and around drains and gullies. Significant areas of hardwood were protected near the northern property line. Harvest was completed in 2018. The cut area has not been replanted with trees. The attached aerial photo shows the area partly cut, more has been harvested since the photo.

Research Parcel InformationFrom I-26 exit 74 (Newberry / Winnsboro exit) turn east on HWY 34 toward Winnsboro. After about ±15 miles, turn left onto 99 Road. In about ±7 miles, turn left on Shelton Road (S-20-33). In just over a quarter of a mile, bear left onto Clayton Depot Road. Pass the "Silver Hill Lodge" and after a few hundred feet, the property will begin on the right side of the road. Property corner marked with orange flagging. A small county recycling collection facility will be on the left. A small (about ±6 acre) parcel that is not part of the tract is directly across from this entrance. Continue on Clayton Depot Road. The main access road for the property is across from Van Wood Drive and is secured with an orange gate. The property continues along the right side of Clayton Depot Road until cornering at a large powerline right of way.
