Water resources on the Nueces River Ranch are extensive. Along the eastern boundary a crystal clear spring fed creek flows along Ruth Draw into the clear Nueces River. The Spring Creek and the Nueces River combined flow for over a mile and is the east boundary of the property. Near the southeastern boundary Oak Tree Spring Branch flows thousands of gallons of spring water per minute into the Nueces River. The spring branch in the strongest and largest flowing spring branch in the Upper Nueces River Basin. The springs flow large amounts of pure water even during droughts.

There are two small springs located along the bottom of deep canyons that produce enough water for wild game animals. A 120 ft. deep water well equipped with a submersible electric pump is located at the headquarters.

IMPROVEMENTS:

A neat, well equipped lodge with wrap around porch easily sleeps 8. Down the steps in front of the lodge is a rock fire pit and covered outdoor entertainment area.

The large metal shop was completed in 2005. The 80 x 40 interior of the shop has two roll up doors. There are two 20 x 80 metal covered bays on each side of the ship. The west metal covered bay with dirt floor is used to store heavy equipment, dozers etc.. The front bay with concrete floor has an ice machine, and 3 deer cleaning racks. All utilities and water lines are buried underground to the shop. Shop has an excellent lighting system.

A metal carport for 4 vehicles was constructed in 2005.

HUNTING:

Herds of Axis deer roam through the eastern part of NRR. Trophy Aoudad can be found along the mountain tops and winding canyon areas of the ranch. There has been a good game management program in effect since 2005. Only a few selected whitetail bucks have been taken. There have been no whitetail hunted since 2010. Wild hogs, some very large, can be found on the NRR. It is not unusual to see flocks of wild turkey on the NRR.

Other species of wild game can be seen from time to time including elk, fallow deer, sika deer, blackbuck antelope and an occasional mountain lion.

INDIAN ARTIFACTS & CAVE:

Lucky A cave is located on the face of a cliff across the draw from the lodge. Many old faded Indian paintings can be seen on the walls of the cliff.

A series of old Indian campgrounds can be found south of the lodge on dirt banks above the pecan bottom. Flint arrowheads can be found along the scattered campgrounds.

COMMENT:

The NRR is surrounded by large ranches. The four section Williams Ranch lies across Nueces River and is the east boundary of the NRR. The Williams Ranch has been owned by the Williams family since 1940. The south boundary joins the 4,300 acre Seep Mountain Ranch. The ranch has been owned by the Lockhart family for over fifty years. The west and north boundary neighbor is the 2,200 acre Nueces Canyon River Ranch.

MINERALS:

All of the minerals owned will be conveyed with the sale of the ranch.

METHOD OF SALE:

The Seller will provide a copy of the current survey and an Owner Polity of the Title Insurance with the sale of the NRR.

The ranch sells pretty much turn-key including deer stands, most of the furniture and decor in the lodge. A few personal items may be removed. A list of those items is available.

TAXES:

$5,218.33 for 2014 tax year based on wildlife management valuation.
