Location
This fine value of a ranch is located about 25 miles SW of Rocksprings in western Edwards County, with a small amount of land spilling over into Val Verde County. Access is via private, all-weather easement road 4 miles west of US 377. This easement is used by several adjoining ranchers, but there is no thru traffic, and traffic is normally light, picking up somewhat during hunting season.
Most supplies are found in Rocksprings, with everything else, including a hospital, found in Del Rio, which is about 40 miles south. World class fishing and recreation are abound in nearby Lake Amistad, with exciting Mexico less than one hours drive from the ranch. The area is dominated by large, tightly-held hunting and sheep/goat ranches, with a few scattered small tract subdivisions.

Water
The Mailtrail Creek features towering rock bluffs packed with interesting caves and shelters. Several Native American occupation sites have been identified, and the area in general is well known for giving up artifacts created by inhabitants of centuries gone by. The ranch is heaven for hikers/explorers, with many fascinating features too numerous to list, including mini-canyons, overlooks, cliffs and fossils. This area is also known for having underground/hillside caves, though none have yet been reported on this site.
Land
As one may imagine, habitat is rated as very good, with the wide, deeper soil Mailtrail Creek valley being the centerpiece. This scenic valley is a landmark for the area, and offers beautiful groves of giant liveoak and elm along its length. Brushy hills rise 250 feet above the valley, and are covered in cedar, Texas oak, mountain laurel and other native shrubs. The ridgelines offer panoramic views of the surrounding countryside, and are laced with fertile side valleys loaded up with game-friendly shrubs and trees including mesquite, oak and huge pinon pines.
This ranch and general area are renowned for the quantity and quality of the whitetail deer and Rio Grande turkey populations. A 158 B&C whitetail was harvested in 12/06, and 130+ scores are fairly common. The turkey hunting is rated as superb, with opportunities for taking bobcat, hogs, varmints, aoudad and exotics abound.
Improvements
Improvements on the ranch consist of three good water wells, two of which are shared with neighboring ranches. There are well maintained roads throughout the ranch, providing access via 4WD vehicle and allowing exploration of the far reaches of this fine property.
Financial
$678/acre, cash to Sellers, who will provide recent survey and basic title insurance. About 100 acres of minerals classified are to be included with the sale.
