ECOREGION: The Edwards Plateau region comprises an area of central Texas commonly known as the Texas Hill Country. It is a land of many springs, stony hills, and steep canyons. The region is home to a whole host of rare plants and animals found nowhere else on earth. Average annual rainfall ranges from 15 to 34 inches. Rainfall is highest in May or June and September. Soils of the Edwards Plateau are usually shallow with a variety of surface textures. They are underlain by limestone. Elevations range from slightly less than 100 feet to over 3,000 feet above sea level. Several river systems dissect the surface, creating a rough and well-drained landscape. The limestone of the Edward's Plateau is honeycombed with thousands of caves. Beneath the eastern edge of the Plateau lies a hidden world of underground lakes known as the Edwards Aquifer. Today, the Edwards Plateau is characterized by grasslands, juniper/oak woodlands, and plateau live oak or mesquite savannah. Open grasslands and savannahs were more common in pre-settlement times than they are today. Ranching is the primary agricultural industry in the region. For more information, visit the Texas Parks & Wildlife Department (TPWD).
WATER: The ranch offers beautiful, spring-fed water in multiple locations, eliminating the need for wells, lines and troughs. Little Hackberry Creek originates in this area, and on this ranch, producing sweet, clean water emitting from Greenhouse Springs and others on the ranch. These waters flow year round, though water depth varies somewhat from season to season.
Little Hackberry Creek passes thru the site for about 7,000, with all frontage encompassing both sides of the scenic waterway. This creek features holes, shoals and falls, with several holes deep and large enough for floating and fishing. Water flows under the gravel in many areas, and surfaces in others, often near huge limestone boulders or cliffs.
A secondary, spring-fed creek emerges from hillside sweats and flows above ground for several hundred yards, and is quite scenic and noisy, with hundreds of minnows constantly darting about in search of food. A third USGS-marked spring emerges from maidenhair ferns and keeps a small riparian area wet enough for wildlife water. One water well serves the house and improvements. For more information on area groundwater, visit the website of the Edwards Aquifer.
LAND: This part of the world possesses beauty like no other, and GREENHOUSE SPRINGS RANCH DOES NOT DISAPPOINT! The approach to the headquarters area is, simply put, a mystical experience. Hardwoods and limestone cliffs pocked with large caves rise above a tranquil, grassy valley highlighted by a scenic headquarters area! Clean fields, rustic pens and barns and a neat ranch house frame this area up nicely, and the exquisite seclusion is unmatched.
The land is mostly steep hillsides covered with oak/cedar and defined by limestone cliffs, with beautiful bottoms of oak/pecan, and mesmerizing headers dominated by blue oaks and Spanish oaks. Hilltops in this area approach 2,300, and the views from the ridges and tops are as good as they get in Texas. Other vegetation includes pinon pine, mountain laurel, walnut, sycamore along with native grasses. This sets up well for wildlife species including axis and whitetail deer, aoudad sheep, wild turkey, varmints and hogs.
Special features include 5 large, hillside caves which were known to house humans indigenous to the area for many centuries. These caves have been researched and dug in the past, and more detailed information about those activities is available upon request. There is not public access nor public rights to use these caves, however, and remnants of artifacts are commonly found.
IMPROVEMENTS: The ranch includes a very attractive headquarters area which includes a nice, approx. 1,800 sf wood frame ranch house of 2 BR/2 BA with gas burning fireplace. This home is neat and clean, with a classic country kitchen. Adjoining is a wood frame guest house of 2/1, and both of these matching structures include metal roofs. A 2 bay carport and wood frame storage shed are nearby, and ag improvements include an old tin barn with concrete floors and good tack room, as well as rustic working pens. Fencing and cross fencing varies from good to poor, and the southern boundary is almost completely high fenced.
SUMMARY: This is truly one of the finest examples of classic Vance/Barksdale characteristics in this part of the world. The seclusion, combined with the beauty, water and history, result in a rare package that has been available to the market only once for over a half century. Clean, livable improvements are a plus, and being only a mile off pavement puts this one in a different class, access-wise. Your consideration is appreciated, and we are on standby for you!
