Location: The Copperas Creek Ranch is located approximately 5 miles southeast of the Eastland County line. This is one of the largest ranches in this area covering 4,220 +/- acres. This ranch is located on pavement and county-maintained roads.

Description: Copperas Creek is a major drainage which traverses through this ranch and it has water in it year around. The soil associations are Nimrod-Patilo soil, which is nearly level to gently sloping, deep, sandy soil over sandy clay loam. Along this creek are numerous cultivatable fields of deep sandy loamy soil which is suitable for numerous crops and Coastal Bermuda. Description: Copperas Creek is a major drainage which traverses through this ranch and it has water in it year around. In the creek area you will see large native Pecan Trees, Elm and other varieties of trees, under brush and different types of vegetation. Moving up out of the creek bottom areas, the elevation changes and the topography in areas become steeper with san rock out cropping with large Post Oak and Live Oak trees. In the 1980s the past owner of this ranch participated in the government program known as the Great Plains Program.
Water: The most important attraction of this ranch is the large amount of surface water this ranch has. This ranch has 7 large surface lakes and at spillway level the size of these lakes are; 36 +/- surface acre; 18 +/- surface acre; 9 +/- surfaces acres; 20 +/- surface acre; 20 +/- surface acre; 15 +/- surface acre and 7 +/- surface acres. In addition to these lakes there are approximately 35 to 40 smaller surface ponds. Copperas Creek meanders for a large distance throughout this ranch and there are three concrete low water crossings on the creek. These low water crossings serve like a low dam and this ponds and backs water up the creek. There are a few water wells located on the ranch which may or may not be in operation because they are not needed for the livestock and wildlife. There is rural community water located at the living area.
Pond Management: The ponds are professionally managed by a Biologist and a professional pond manager. These ponds are stocked annually with a variety of bait fish and there is currently a fishing club with limited members that fish these ponds on a regular bases. The fishing club has a very strict set of guidelines provided by the biologist and pond manager that they have to abide by. The fishing reports, stocking of bait, fishing club rules and terms are available to a potential purchaser at the sellers discretion.
Wildlife: The entire 4,220 +/- acre ranch is high fenced. The ranch has primarily white tail deer which were stocked from other ranches. There are some varieties of exotic game animals located on this ranch. The ranch also offers unbelievable waterfowl hunting. The Copperas Creek Ranch has large amounts of surface water areas and the march area along the creeks the ducks and other birds flock to this area.
Improvements: The main house or Lodge has 3,754 Square feet of living area and it was built in 1976. This house is built of native stone, has central heat, central air conditioning and community water. The other improvements consist of a large metal constructed barn with built in living quarters, a large horse barn with stables and a large metal implement shed.
Minerals: The seller will convey all the minerals the seller owns.
