The elevation changes on this west Texas ranch are amazing. Many hills and vistas exist on the ranch with many different elevations. The highest being nearly 1540 feet and the lowest valley at 1350 ft. The soils on this ranch range from Clay Loam to rocky shale but most a good for native grasses forbs. The steep hill sides are mostly strong tight soils that do not erode easily. There is approximately 36% or 1150 +/- acres of the property could be put into improved or cultivated pastures. The dark green areas on the soil map would be suited for improved grasses and or dry land cultivation

Vegetation:

The mixed grass prairie land in this part of Texas will contain many native grasses including but not limited to: Little Bluestem, Indiangrass, Sideoats Grama, Arizona Cottontop, Three awn and many more warm season grasses. The cool season grasses will include many varieties as well. The most prominent will be Texas Wintergrass and Canada wild rye, both are great for grazing. The forbs native to this area are wonderful for wildlife and will include: Bundle flower, Vetch, Dotted Gayfeather, and Purple Prairie Clover. The trees that are on the ranch will include Live Oaks, post oak, Mesquite, cedar, elm and Hackberry. Some clearing has been done over the years to help open up more pasture land. To maintain good pastures the stocking rate on this ranch should be a conservative 25 acres to one animal unit.

Water Features:

The creeks on the property provide great watering opportunities for the wildlife and cattle. Pecan Creek meanders through the property for over 3.5 miles, the banks of this creek are loaded with hardwood timber. On the far north end of the property the Long Run creek cuts through the landscape over 1 mile long. Numerous wet weather smaller creeks run through the property provided runoff the the numerous stock ponds. There are many stock ponds across this vast ranch the biggest is almost 2 acres. In total there are 11 ponds that will hold water for cattle to drink. The average annual rainfall for this area is 33 inches. This ranch has many areas where the stock ponds could be increased in size or new water features could be put in place.

Wildlife:

The wildlife on the ranch will consist of Whitetail deer, Bobwhite Quail, seasonal dove, Ducks, Turkey and predators. The deer hunting in this area is known for producing large free range deer in the 140-170 inch range. Quail have been seen on the ranch in recent years but not hunted. Dove hunting is also great in this area, and with possible sites for a sunflower or milo field it would only get better.

Fencing & Improvements:

The ranch perimeter fence is in good to fair shape and is mostly 6 strand barbed wire. The ranch does have some cross fencing to aid in a rotational grazing system.

The road system on the ranch is well thought out and offers a main road with many trails for using a ATV or UTV. You can spend hours exploring this ranch and still not see all that it has to offer.
