DESCRIPTION:
This ranch has excellent diversity. It has a rolling terrain, with elevations ranging from 570 to 700 feet. Approximately 70% of the ranch has soils ranging from sandy to heavier soils, and the remaining 30% of the ranch is comprised of lower brushed caliche hills. The virgin native brush consists of big bull mesquite, guayacan, granjeno, coma, southwest bernardia, sugar hackberry, kidneywood, blackbrush, brasil, catclaw, cenizo, guajillo, tenaza, and other native species; all of which are excellent sources of natural protein for wildlife.
The perimeter of the ranch is completely fenced with an 8 foot tall game proof fence. All of the improvements on the ranch; ie. roads, fences, blinds, buildings, feeders, water system, living quarters, have been well maintained, and are in good condition.

** The on-site owner's home is a 1,680 square foot modular -- 3 bedroom, 2 bath + office.
** There is a 1,067 square foot hunter's cabin, complete with kitchen, dining/living room, 2 bedrooms, bathroom, and screened porch. Two sides have large covered areas adjoining.
** There is a 567 square foot prefab metal building which has been finished out as living quarters. It is a 1 bd/1ba, with kitchen, living room, etc, and a nice covered deck.
Working structures include:
** 320 square foot container barn and open equipment shed covered in it's entirety.
** 630 square foot pre-fab metal storage building and garage with roll-up doors.
** 450 square foot pre-fab metal shed housing a walk-in cooler and skinning rack.
** 100 square foot feed room, with concrete floor.
A solid set of working cattle pens is located at the headquarters.

HUNTING AND WILDLIFE:
The ranch has been enrolled in the Texas Parks and Wildlife MLD program for at least 15 years, with the present owner managing the wildlife in conjunction with a wildlife biologist for the past 10 years. The current management program emphasizes habitat. The vegetation maintains the deer herd, with a minimum of supplemental feeding.
There are 8 deer stands and 8 protein feeders located throughout the ranch in close proximity to water. Each of the protein feeders are individually enclosed in a fenced area, although there are no hogs at this time. The deer stands and protein feeders will convey with the property.
Along with the coveted South Texas white tailed deer, there are quail, dove, javelina, and periodic sightings of turkey.
There are several cleared food plots located throughout the ranch.
WATER:
There are two active water wells, and 2 earthen tanks, on the ranch.
One tank is on the northern part of the ranch, and one is on the southern part. The north tank will hold water for long periods of time during the rainier seasons. The southern tank is in good condition, but needs to be sealed with bentonite. It presently does not hold water well.
One of the water wells is located on the southern end of the ranch, and the other is located at the headquarters. Both wells are equipped with electric submersible pumps, and are housed in insulated buildings. The pump at the headquarters well was replaced in 2019. The static level of the wells appears to be between 200 feet and 260 feet. The well located on the south end of the ranch is shared with the neighboring ranch through a written joint use agreement. Both ranches share the cost of power and maintenance of this well. This arrangement has proven to be a good one for both parties. Water from this well is piped into a large storage tank that sits upon the highest elevation point of the ranch. From there the water is distributed, via gravity flow, through an underground pipeline system which services the 8 water troughs strategically located throughout the property.
There are 2 other wells, of unknown condition, which at one time were equipped with windmills. One is located on the north part of the ranch next to the northern earthen tank. The other one is located at the headquarters. Although these wells are not equipped at this time, it is possible they could be put back into service.

This is a fantastic turn-key opportunity for a buyer looking for a quality South Texas hunting ranch. The 3 living quarters will be mostly furnished for the new owner, and the hunting blinds and protein feeders will convey with the property.
This ranch has been meticulously maintained and managed by the current owner. It is very neat, clean, and organized. The headquarters improvements are very comfortable, functional, and in excellent working condition. The water system has been well designed and maintained. The roads and fencing are in good condition. There is no trash, or active dump sites, on the property.
