Mesquite Ranch
Location: The ranch is located 8 miles SE of Benavides and 54 miles WSW of Corpus Christi. The ranch has 2.5 miles of frontage on county roads 211 and 213. One way of access is from FM 1329 south and then east on CR 210.
Habitat: The ranch boasts all the diverse high protein brush South Texas is famous for. All plentiful brush on ranch consist of Granjeno, Chaparro Prieto, Guajillo, Brasil, Chapote, lime prickly ash and Mesquite of course. Elevations range from around 265 ft to a little over 300 ft. There is a good Resaca that drains through south central part of ranch and the Jaboncillos Creek traverses the NE corner of ranch.

Wildlife: Whitetail Deer and quail are plentiful as the ranch has been leased by same management minded hunters for 17 years. It is my understanding that during this time feed and careful harvest was observed by hunters.
Improvements: Two water wells are known. One is presently being used and the other condition unknown. Ranch is perimeter fenced barb wire in fair condition with a small portion of high fence in SW corner of ranch. Electric line runs through northern central portion of ranch and completely crosses property as well as on county roads.
Minerals: Owner has no minerals and there is some oilfield debris left from past production. Tanks, pipe and old pumping units mainly within fenced locations. An all weather easement crosses ranch from east to west on the north central half of property. The ranch can be divided into three tracts 430.74 acres, 449.89 acres, and 486.62 acres. The easement will not traverse any of these tracts.
