Hi...
History
The ranch was formerly part of the historic Hubberd Ranch. The Hubberd Ranch was established by William Hubberd in 1876 and, in a short time, grew in size to over 10,000 acres. The ranch started as a sheep ranch, but soon moved to cattle. Much of the original ranch continues to be owned by the descendants of William Hubberd.
Breeding Operation:
The ranch has engaged in a high quality breeding operation for 4 years. The Soledad Ranch whitetail herd was developed from 100% Texas whitetail genetics with all stock purchased from White Ghost Ranch. The ranch purchased does that were bred with White Ghost Ranchs outstanding breeder bucks Mr. G and Gigem Bonfire. For the following breeding season, a beautiful breeder buck, Sancho, was added. With this excellent start, the herd has continued to grow.
Going with the first class genetics from White Ghost Ranch has paid off, producing large framed bucks with beautiful wide typical racks that are prized by Texas hunters. The Soledad Ranch breeding operation is classified Category 1 by the TPWD and consists of three generously sized 1.35 acre pens with extensive predator protection and plenty of trees and cover for a safe and healthy herd. Soledad Ranch participates in the Texas Animal Health Commissions CWD testing program. The breeding facility currently has 32 breeding does, 2 breeder bucks, and 15 additional bucks for potential future breeders or release to the ranch. There are over 30 fawns on the ground so far this season with more on the way. Using focused hunting of the native deer, the ranch is 100% populated with the genetically enhanced deer that were produced by the breeding operation.
All of the deer in the breeding pens convey with the sale of the ranch. This provides a lot of value and many options for the purchaser. The breeding facility is producing over 40 fawns per season, generating plenty of stock for continued release to the ranch and the option of selling stocker bucks, breeder bucks, and bred does for a source of income. Most of the breeding does and bucks are listed in the North American Deer Registry and pedigree charts are available for inspection. See the photos for the pedigree charts for the two current breeding bucks.
A 40-foot metal shipping container has been modified to provide lighted storage and a workshop for the breeding operation. A solar power plant provides power for tools, equipment, an electric fence, cell phone power booster, ventilation fans and a small refrigerator. A concrete covered work area features an electric hoist and game cleaning area with water access, plenty of lighted work space, and two cell connected security cameras for security.
Water
Solar powered water well provides plenty of water to keep the high quality 12,000 gallon concrete cistern full. The cistern provides storage for gravity fed water system consisting of six water troughs in the breeding pens, a large round concrete water trough for wildlife, and other water access points. Overflow from the water well is directed to a natural pond in the Rosita Creek bed providing reliable, year-round access to water for deer and the abundant wildlife. The solar water well is extremely reliable and a backup pump is kept in stock in the storage container in case a quick easy repair is required.
Habitat:
The rolling terrain of the ranch provides some of the best habitat for whitetail deer in south Texas. The ecology is remarkably diverse and is very rich in the browse plants that are classified in the highest preference group for whitetail deer. The ecosystem is much affected by the seasonal creeks, Rosita Creek and two major tributaries, that wind through the ranch for a total of approximately two miles. The resulting creek beds range from bottomland meadows to deep ravines, all of which are lined with dense vegetation and many large trees. Most of the native brush and trees have been preserved on the ranch. This prime habitat will support a much larger than average deer population per acre. There is also a good system of caliche roads and senderos which provide good access throughout the ranch.
Taxes
Soledad Ranch is currently Wildlife Exempt status.
Summary:
The ranch maintains a Managed Lands Deer Program (MLDP) permit issued by the TPWD that gives the ranch liberalized harvest opportunities and a longer whitetail deer season than most ranches are allowed. The buyer will benefit from the top quality enhanced genetic herd that has been years in development. The breeding operation and the unique habitat provide excellent whitetail deer hunting capabilities that would require a ranch of much larger size to equal. This provides a unique opportunity for the buyer. Call Morris for a private showing, 210-415-9850
