CAUDLE RANCH:
DESCRIPTION:
The Caudle ranch is approx. 11.2 miles south of Freer, TX and fronts on Hwy. 16. It is a total of 1,032 acres and can be purchased in its entirety or separately as 616 acres or 416 acres. Each ranch has Its own frontage and entrance on Hwy. 16. The 616 acre pasture has been high-fenced for 6 years and the 416 acre pasture is low fence.
IMPROVEMENTS:
Both of these ranches have their own houses with one being a 3br, 2 bath pier and beam wood frame house with front and back porches and the other being a 1 br, 1 bath single-wide mobile home with a large cement pad in the back for entertaining. Other improvements include an 8 X 16 walk-in cooler, a 36 X 60 covered shed, 3-2,000 lb. protein feeders, several corn feeders, 9 hunting blinds, 3 water troughs, and three-phase electricity.

All wildlife native to south Texas can be found on this ranch including white-tail deer, hogs, javelina, blue & bob-white quail. There is no MLD (Managed Land Deer Program) on either ranch, but the owners have managed the herd for several years.
WATER:
There are three total water wells on the ranch. There is a shared water well between the two ranches which is 530' deep and provides good water for both houses. There is also a 200' well that does 3 gpm and a new 850' well near the front gate that was a plugged and abandoned oil/gas well, but was recently re-entered and tested at 30 gpm. There is one small tank on the property that holds water during good rainfall.
MINERALS:
There are no minerals to convey and none of the property has any production on it or any leases.

The following items will convey with the sale of the ranch: all furniture in the houses except for personal items, tractor, Polaris, top drive, protein feeders, corn feeders, blinds, and walk-in cooler.
