The tract is located about 6.2 miles southeast of Monticello, Arkansas off of Midway Route. Timber on the tract consists predominantly of natural pine sawtimber and pine pulpwood. The north line has an old fence, the east line has fresh red paint, the south line borders a clear cut with old yellow paint and the west line is timber type change and fencing. The topography of the property is flat and gently rolling. The soils on the property consist of predominately of Sacul soils with 3 to 8 percent slopes and have a good average site index for Loblolly Pine of 84 Feet (base Age 50) per the NRCS Web Soil Survey.
