Located in the heart of the Alexandria Lakes area with shoreline on semi-private North Union Lake, this property is honestly hard to describe in words and you really have to see it to understand all that it provides! First, the property is located minutes from downtown Alexandria off of Co Rd 22 and has beautiful rolling topography consisting of two separate areas. The north part has a hay field up front, an old growth maple, basswood, and oak dominated woods with a great trail system in the back. The south part is the same gorgeous rolling topography with a larger hay field, the wooded edge along the field and together have roughly 2,000ft. of lakeshore on North Union Lake. There is a trail road that connects the north part to the south part but access to the north is directly off of Co Rd 22 and there is a second access along the south side of the property via an access easement alon...
There is a trail road that connects the north part to the south part but access to the north is directly off of Co Rd 22 and there is a second access along the south side of the property via an access easement along the entire south end and covering the existing driveway that is in place. This is a tremendous property to build your private country estate or possibly even two homes with enough room for outbuildings and pasture. North Union Lake is almost completely a natural shoreline lake with no public access. It is roughly 113 acres, has a max depth of around 42 feet and has a great water clarity averaging 11 feet. It may not be the most talked about fishery around the Alexandria area given the lack of good access for the public but does have per the DNR fisheries report, populations of crappie, sunfish, bass, northerns, perch and some walleye. If you look at the maps at the end of the pictures, you will see that North Union is a part of a chain of lakes including Stony, Brophy, Taylor Cowdrey and ultimately Darling. In a smaller boat you could access those lakes and there are many lakes one can trailer a boat to in the area. As far as wildlife goes, there is good sign of deer and when first pulling into the property to evaluate it, there was a nice “3 pack” bachelor group of bucks in the hay field with a couple does. I also flushed a nice tom turkey out of roosting in an oak tree and a hen, as well as some ducks and geese on the lake and small pond just inside of the woods' edge. There is an absolute lights out pinch point in the northwest corner of the woods going back and forth between this property and the neighboring property to the north which is owned by Arrowwood Resort and, to my knowledge, there is no hunting on their property. There are bays in the hay fields especially the back or west bay on what I call the “North 20 acres” that is just a prime location for a food plot. Not looking for this much acreage or to spend this amount? There are options to purchase the north or south portions. So if you are looking for a country acreage to build on but also want a good property that holds wildlife and want to be close to a town in an area that provides a ton of amenities, give me a call as I’d love to discuss further and show you this amazing property in the Alexandria Lakes Area!
