The Crawford Farm is located just 10 minutes out of Carrizo Springs, Texas. Its comprised of 1,246 deeded acres with access to two bodies of water, Espantosa Lake and Nueces River. With roughly 715 of the deeded acreage being wet acres. Water rights are associated with each body of surface water, along with the Wintergarden Groundwater Conservation District. There are three irrigation wells, two of which have the infrastructure and are functional; the other requires a pump. The current well/pumps are producing between 800-1,200 gallons per minute. The farm is easily accessible with miles of paved frontage on FM 1433. Each pivot is fenced off with hog-proof wire with excellent gate locations designed for a cattle operation, should one wish. The six pivots range in size from 72 acres to 138 acres, with five being center pivots and a single half-pivot The majority of the pivots and associated infrastructure are relatively new, with less than 3,000 hours on them. A well-organized set of cattle pens exists towards the center of the property with thought-out lanes and small holding pastures.
