BRUSH: An estimated 60% of the ranch has great mixed South Texas brush to include a wide variety of species beneficial to white-tailed deer and many other wildlife species. About 1/2 of the 60% has large mesquite trees with incredible underbrush and an abundance of prickly pear which has been noted to be an important species for wildlife, mainly white-tailed deer. The balance consists of a field with a creek and an impressive stand of native grass for livestock grazing opportunities as well as sunflowers growing along the creek area which provide for a great dove hunting experience. There is also a nice food plot near the ranch house and an additional food plot near creek area.
WILDLIFE: There is a 15-year history of quality bucks breeding on the property with 170+ class bucks being harvested over the years. With the ranch being under a Texas Parks and Wildlife MDLP program for 7 years, there is a very respectable supply of quality bucks available for the upcoming season plus this allows hunters to take advantage of extended season lengths. There is also an abundance of dove, turkey, feral hogs, blue and bob-white quail, javelina, ducks and many other wildlife species.
WATER: The ranch lies over the shallow region of the Carrizo Aquifer and the ranch is supplied with good quality water from a Carrizo water well near the house.
