The ranch is well watered with the owner stating that the Duncan Tank did not go dry in the drought of 2011-2012. There also is a well that supplies water to three stock tanks via a pipeline. The ranch has good perimeter fencing. Cross fencing cuts the ranch into three large pastures and there are also two traps and a set of gathering pens at the main entrance of the ranch. The ranch has two draws that run generally north and south through the property and the dirt tanks lie along these draws.
This is solid turf country with mesquite and some oaks. The ranch has not been grazed in 2013 and the grass looks good. The area generally offers excellent wildlife including whitetail and mule deer, quail, dove, turkey, ducks and wild hogs. A Deer lease with the same hunters has been in effect for several years on the property.
This is a nice off the caprock ranch with good water and good grass.
