The Running V Ranch strikes the perfect balance as both a top-end high-fenced hunting ranch and a highly improved cattle grazing ranch. You will find no ranch of this size anywhere in Texas that is as beautiful, productive, and luxurious as this 2288 acre Oak studded estate.

Located in an area fondly known as Stratton to the old-timers around DeWitt County, Running V is considered the gem of Stratton. The land consists of gently rolling hills with highly productive sandy loam soils divided by several nice creeks including the live Irish Creek which gently flows through the center of the ranch. While carefully preserving the wildlife habitat along waterways and travel corridors, much of the ranch has been cleared of underbrush, leaving a beautifully maintained, park-like appearance with giant Live Oak trees located throughout the ranch.
The ranch features an unbelievable network of all-weather roads, including a winding concrete drive from the ranch entrance along paved FM 1447 to the ranch headquarters. Additionally, the ranch owners have constructed an amazing network of crowned gravel roads in excess of thirty miles with culverts, concrete low water crossings, and ditches, providing access throughout the ranch even during the wettest periods. There are multiple submersible electric water wells, windmills, and solar wells placed throughout, including one solar well that produces up to 100 gallons per minute!
Fourteen lakes and tanks are scattered across the ranch with three being maintained at a constant level by solar wells, and two fed by windmills. The largest of the lakes was constructed in 2003 and was expertly designed by Total Lake Management with the sole purpose of growing large Black Bass and Florida strain bass, and suffice it to say the program has been highly successful.
Approximately 175 acres have been maintained and operated as hay fields with improved Tifton 85 grass among other varieties. The perimeter is completely high fenced and the interior of the ranch is traversed by a network of barbed wire fences designed for rotational grazing of livestock. Cattle guards are located strategically so that your evening cruise can be uninterrupted by the need to open gates. It has already been mentioned several times, but the giant population of centuries-old oak trees is simply not to be believed.
Roughly eighteen years ago today, the owners of the ranch decided to build a premier deer herd with the goal of producing the largest typical framed whitetails possible. Through the years they introduced genetics from some of the top ranch herds in Texas as well as using introduced genetics from breeder herds. They have utilized breeder pens as well as DMP pens while strictly culling and managing in the pasture. They have quietly built one of the finest herds around. If you like really big typicals, you will truly love the deer roaming the Running V. The ranch is currently under a Managed Land Deer permit for the extended season, but no longer uses pens of any kind and is a level one release site with no CWD monitoring required. The work has been done. Supplemental feeding is conducted through many food plots and eighteen supplemental feed stations.
In conjunction with the wildlife programs, the ranch is currently home to a quality cattle operation supporting some two hundred mother cows. The state-of-the-art cattle handling facility has concrete flooring, a metal roof, and is lighted for night work, but that shouldnt be necessary. Due to the well-designed facility, three people can easily handle a large herd in a short period of time.
As you would expect, this ranch is being offered as a turn-key property. The structural improvements include three beautiful homes, three barns, a swimming pool, a pool house, a tennis/sport court, and a separate foreman house at a remote location. There are also feed bins, fuel tanks, lawn sprinkler systems, and a hot-wired Generac system with 1000 gallons of propane storage underground.
