Location: This ranch is located 3 miles from Yorktown in DeWitt County, with a mile of frontage on paved FM 2980. It is approximately 75 miles E of San Antonio, 100 miles S of Austin, and 160 miles SW of Houston.
Vegetation: Approximately 75% of the ranch is covered in hundreds of beautiful live oaks and native brush, with the remaining acreage in native and improved pasture. There are also many sycamore, elm, and hackberry along Smith Creek. The native brush is typical of Central Texas, with yaupon, persimmon, and mesquite.

Terrain: The terrain ranges from bottomlands to gently rolling sandy prairie. There are ~70 feet of elevation changes and 4 natural draws that drain the property very well. Smith Creek borders the South boundary of the ranch for ~1 mile, and flows water year round, providing excellent habitat for wildlife in the bottoms. Approximately 140 acres of the ranch lies in the 100 year floodplain along the creek and natural drainages. The ranch primarily has sandy loam soils throughout, with some clay loam soils in the draws. Annual rainfall for the area averages 34 inches per year.
Hunting: The ranch offers wonderful habitat to all kinds of wildlife. There are white-tail deer, turkey, hogs, dove, and quail. The ranch has been very lightly hunted in the past 15 years.
Water: There is approximately 1 mile of both sides of Smith Creek, which flows water year round, with several natural deeper pools. The property has 3 ponds, the largest being 1/4 acre in size. There are 2 water wells, one with an electric submergible pump, and one with a solar pump. These wells service the 5 water troughs scattered throughout the ranch.
Improvements: A very nice barndominium is situated near the center of the property, down a half mile all weather gravel road. It has +/- 2,000 sq ft of living space, with 3 bedrooms and 2 full bathrooms, open concept living/dining/kitchen area, and nice sized front porch. Some of the furnishings will convey.
