Saddle Ridge Ranch sits on the Grand Mesa and boasts one of the most iconic views in Colorado. At an elevation of 8,000ft the property provides views of the Ragged, West Elk, Gunnison Gorge, and San Juan Mountain ranges. In addition, the ranch overlooks the Black canyon of the Gunnison, while also providing amazing views of the Montrose valley and the Uncompahgre Plateau. The town of Cedaredge is 6 miles from the property, and Montrose and Delta are also within proximity. The ranch is 1.8 miles away, and one of the last properties before reaching the Grand Mesa National Forest which has over 300 lakes that provide world class trout fishing. Elk and Deer frequent the property throughout the year, and it provides a refuge when they are pushed out of the National Forest during hunting season. Powderhorn Ski Resort is 24 miles away, and Montrose Regional Airport is 32 miles from the ranch. Electricity is at the edge of the property and can be brought into a building site. The ranch forms a saddle with rolling terrain and unbelievable views. Oak brush, Pinyon, and Juniper trees blanket the property with excellent forage grasses and a few small drainages. There are both high and low areas on the ranch that provide outstanding build sites. The property has 1.5 miles of road frontage along Hwy 65.

Water:

Water wells can also be drilled on the property. One small seasonal pond that could be expanded, stocked with trout and kept full year-round with an Adequate well.

Wildlife:

The ranch is a mecca for wildlife due to its location and excellent food sources. Saddle Ridge is on the elk migration route and is a place that they roam and bugle during the fall. Mule Deer are in abundance on the ranch as well.

Electricity sits on the west edge of the property but will need to be brought into a build site. Private Septic will need to be added when building a home. New owner will need to drill a water well for a water supply.

Easements:

A 190ft road easement to the neighboring property is located at the bottom of the ranch on the West property line. This easement would also serve as the most efficient starting point for a new ranch road.

Minerals are not available as they have been previously severed.
