Currently the ranch has been running a cow calf operation but has also previously been used as a yearling ranch and running one yearling to 18 acres on an eight month grazing program and having 375 to 425 lbs. gain.
The ranch is very well watered with two submersible pumps, 13 miles of pipeline with 14 drinkers and 1 storage, two partnership windmills, and many earthen dams.

The ranch has six pastures and a horse trap at the headquarters. The ranch has 22 miles of exterior fence along with 11.5 miles of interior fence. When you include the fence, pipeline, drinkers and improvements at the headquarters you have a large amount of depreciable assets in relation to the purchase price.
