Location: Approximately 6 miles Northeast of Fort Sumner.
Comments: This property contains 6 circles of 125 acres each that were previously farmed with sprinkler irrigation. One of the cirles is in CRP through 2007 at a rental rate of $18.54 per acre. Four of the circles are in CRP through 2008 at a rental rate of $19.34. The sixth circle has come of of CRP but a bid has been submitted to re-enroll it. 195 acres of the CRP is on State-Lease land with the balance on the deeded land.
There are three irrigation wells on the deeded land and two on the State-Lease land. All irrigation wells, underground line and pivots are still in place but the sprinklers have been removed. There are three irrigation wells on the deeded land and two on the State-Lease land. All irrigation wells, underground line and pivots are still in place but the sprinklers have been removed. The water rights are in the Ft. Sumner basin and have been adjudicated. There are 1195.70 acre feet of water rights on the deeded land and 453.42 acre feet on the State-Lease land. Irrigation wells in the area are thought to be strong and the water relatively shallow which equate to cheaper pumping costs.
There is serviceable, barbed-wire perimeter fencing around the property. In addition there is a set of cattle pens and a windmill on the north side of the State-Lease land.
There is additional deeded land available that would be an excellent location for a dairy. This land would be one mile from US Hwy 84 with an excellent gravel road to it. The Ft. Sumner area is noted for its alfalfa hay production which is shipped to many area dairies. Corn silage as well as alfalfa would grow well on this property.
