Method of Sale: The sale of this property positively sells at Absolute Auction. Property will be offered as 2 Parcels and because of separate ownership will not be combined. Property sells in the manner that nets the most for the Seller. Multiple rounds of bidding will occur. The number of rounds and bid increments will be at the discretion of the auctioneer.
Earnest Deposit: 20% deposit required day of auction with the signing of a Lashley Land and Recreational Brokers, Inc. purchase agreement.
Confirmation: Sale is final only upon the confirmation by the County Court of Dawson County, Nebraska.
Closing: Cash or Certified Funds due upon closing, which is to be on or before January 15, 2016.
Possession: Full possession of the property will be given upon closing, January 15, 2016 subject to current tenants rights with a lease that ends March 1, 2016
Taxes: 2015 and previous year’s real estate taxes paid by Seller. Buyer to pay all 2016 and subsequent year’s taxes.
