The Perrine Ranch is located approximately 12 miles north of Chadron, Nebraska along Highway 385 and the South Dakota state border. To enter the ranch turn north at mile marker 182 and the black mail box on Highway 385. The ranch is 4,400 (+/-) deeded acres of grassland separated into 11 pastures by well maintained fences. Along with the deeded acres, there is a permanent lease of 580 acres at $6.00 / acre.
There is a pipeline throughout the ranch that supplies water to fiberglass tanks in each pasture, the house and the two sets of working corrals. There is a 24’ X 90’ Barn with indoor working facilities established at one set of working corrals. At the other set of corrals, there is a 30’ X 90’ Barn used for calving. Also on the ranch is a 47’ X 80’ Quonset, used for a shop and machine storage.

The seller reserves 50% of the bonus, rental, and royalty payments under a wind energy lease as well as the right to participate in negotiating the terms of a wind energy lease. The buyer will receive the other 50% of the bonus, rental, and royalty payments and all construction, crop and surface damage payments along with the right to participate in negotiating the terms of the wind energy lease.
