A good internal road system leads throughout the tract. The terrain is gently rolling over the property. Approximately 110 acres, on the west side of the property are in Perry County, and the remainder is in Dallas County. The land lies along paved Dallas County Road 21, which is a good farm to market road. The current farmers are willing to lease the catfish ponds back if the new owner likes. There is power to the various catfish ponds, and there are several wells throughout the tract. The main well can pump 400-500 gallons per minute, and there are two wells that are smaller.
One of the catfish ponds has been converted into a large duck hole of about 25 acres +/-, and it holds a surprising amount of ducks for this part of the state. The farm is located in the heart of the Black Belt, which is widely known as one of the best deer hunting areas in the state of Alabama. The combination of fertile soils and abundant food on the ag land produces some large whitetail bucks. There are several shooting houses and food plots located on the property.
