This is a great hunting and timber investment package! The 75-acre Edgar tract has county road frontage, a nice creek, planted pines and mature hardwoods. It is in west Dale County, less than 15 minutes from Fort Rucker and 10 minutes from Ozark. Easily accessible but secluded, the tract has frontage on County Road 237 (Henry Pruitt Edgar Sr. Road) which is a dead-end, dirt and gravel road. With just one landowner past this property at the end of the road, there will be little vehicular traffic. It is surrounded by agriculture land and more timber, and has plenty of deer and turkey.
There are several creeks on the property, all of them featuring plenty of large, mast-bearing hardwood trees. If you like white oaks (the deer and turkey sure do), you will love this place. There are several creeks on the property, all of them featuring plenty of large, mast-bearing hardwood trees. If you like white oaks (the deer and turkey sure do), you will love this place. In addition, there is a 10-acre stand of natural hardwoods in the SE corner of the property that were intentionally left standing for the wildlife. An internal trail system provides good ATV access throughout the tract. The topography and multiple water sources provide many options for building a pond.
The Edgar tract has approximately 45 acres of one-year old Longleaf pines. These trees were planted in 2016 through the NRCS Environmental Quality Incentives Program (EQIP). The new owner will receive all the benefits and proceeds from the thinning and eventual harvest of the trees but must agree to allow them to continue to grow to maturity. These trees, which will remain in the grass stage for a few years, appear to have had a strong start and look very healthy. Longleaf pine, the predominant native pine tree in the southeast when the country was settled, is a hearty, drought-and-fire resistant species that flourishes in this area of the state. Properly managed, the Longleaf pine straw is in high demand and could potentially be used as an additional source of income in the future.
Surrounded by other wooded tracts, the Edgar tract is unrestricted property in a nice rural setting. If you would like to build a camp, there is power is available at the road.
Priced at less than $2,000 per acre, you will want to see the Edgar tract soon!
