A couple of the bedrooms are non-conforming. The upstairs bedroom window currently has an air conditioner in it, but might be able to be egress if a casement window was put in. One might be able to add a bath at the foot of the stairs off the kitchen area. The partial basement does get moisture in the spring sometimes just seeping through the rock foundation, and it goes to sump pump. The home has been added on to so the roof line in places looks funky. It was inspected when she bought it and is not anything structural according to her inspector.
