From Claypools to I-40, the Languille River has been and continues to be known as a main flyway for waterfowl. This river bottom land boasts prime habitat for wintering ducks and geese, and opportunities to purchase land of this caliber rarely see the open market.

There are approximately 85 acres levee-controlled buck brush and timber, 129 acres tillable farmland, and 51 acres naturally flooding Languille River bottom timber. This diversity of land use allows you to hold and rest ducks on your property all year while providing everything a duck needs to get through the season without ever having to leave.

Two electric wells provide ample water for crop irrigation and can also be used to flood fields and the levee-controlled slough on even the driest years. The uncontrolled Languille timber can be used as a rest area or can be hunted as the river naturally rises through the season.
