The Smith Farm & Ranch is a contiguous tract of land consisting of approximately 4,287.32 acres of native pasture, approximately 1,135 acres of irrigated cropland and approximately 716.07 acres of dry cropland. In regard to the native pasture, approximately 1,100 acres are in the very scenic White River Canyon, with the remaining 3,187 acres, more or less, being level Plains shortgrass country. Much of the Plains native pasture has deep fertile soil and is suitable to be placed in cultivation, if there is interest in expanding the farming operation. The boundaries of the ranch in White River Canyon are defined by the rugged Caprock escarpment, so little to no fences are needed to separate this portion of the ranch from the upper Plains country. All of the country below the Caprock remains in native pasture and this area has a solid turf of palatable grasses, including several varieties of grama, buffalo, tabosa, bluestem, and others. The Caprock area has a moderate canopy of mesquite with scattered cottonwoods, hackberry and soapberry trees found along the White River Creek bottom. The native pasture located above the Caprock also has a solid grass turf, with the primary grasses found in this area being buffalo and grama grasses. The grass throughout the entire ranch is in excellent condition, with basically no mesquite found in the Plains country. The mesquite canopy throughout the ranch has been well managed over the years.

Improvements:

Improvements consist of six (6) center pivot irrigation systems, twenty-one (21) irrigation wells, eight (8) livestock wells, a small 40x30 house, 40x80 steel barn with 40 foot lean-to on the north and 20 foot lean-to on the south, 8,000 gallon bulk fuel tank, 30 ton bulk feed storage, and two (2) sets of portable panel livestock pens. The ranch is fenced and cross-fenced with the majority of the fencing being in good condition.

The following is a list of the center pivots:

Denning Pivot: 2007 Reinke, 9- tower +/-80 wet acres (windshield wipe rotation), nozzled at 175 gpm.

Barn Pivot:2006 Reinke, 14-tower +/-400 wet acres, nozzled at 700 gpm.

Swimming Tank Pivot: 2005 Reinke 8-tower, +/-135 wet acres, nozzled at 400 gpm.

Ranch Pivot: 2005 Reinke, 16-tower +/-240 wet acres, (windshield wipe rotation), nozzled at 475 gpm.

Sterile Pivot: 2006 Reinke 9-tower +/-160 wet acres, nozzled at 307 gpm.

320 Pivot: 1994 Reinke 8-tower +/-120 wet acres, nozzled at 185 gpm.

The twenty-one (21) irrigation wells are equipped with five-15 h.p. electric submersible pumps, eight-20 h.p. electric submersible pumps, seven-30 h.p. electric submersible pumps and one turbine pump powered by natural gas.

Water:

Livestock water is provided by the above mentioned eight wells, along with a live spring in the canyon. This spring flows water to a dirt tank. Additionally, the owners have tied several of the irrigation wells to a network of underground line that transports water to numerous dirt tanks scattered throughout the Plains native pasture.

Hunting/Recreation:

As mentioned, the Smith Farm & Ranch has approximately 1,100 acres in the White River Canyon which is one of the most scenic areas of West Texas. The combination of rough canyon country and fertile irrigated farmland creates excellent hunting opportunities. Wildlife typically seen in this area are mule deer, whitetail deer, turkey, quail, dove and wild hogs.

Mineral and Wind Rights:

50% of the minerals owned by the seller and 75% of the wind energy royalty rights will be conveyed to a buyer.
