Topography: This part of Cottle County has a gentle roll. The sandy soils create quite a few hidden private areas for wildlife to take cover. From the topographic maps, you can't get the feel for the amount of roll that actually exists on the ground.
Rainfall/Elevation: Cottle County receives an average of 22 inches of rainfall each year with a go rowing season of 219 days according to the Texas Almanac Online.
Cover: The area of Cottle County north of Paducah as long been one of my favorites because of the beautiful habitat it offers! There is a collection of some of the best browse and cover species all gathered together on the ranch and it supports a wide range of game species. Besides the benefit to game, it is really pretty as well!
Fences: Fences are in fair to good condition on the ranch and should hold livestock with a little maintenance.
Utilities: Co-op electricity is connected to the water well and hunter's cabin.
Water: The ranch is watered by one water well located near the building improvements. Water is generally around 300 feet deep and fairly easy to find in the part of the county.

Couple that with the nearby Matador Wildlife Management Area and the Bird Ranch (several thousand acres) next door and you have a property that will produce for you year after year! Whitetail, Mule Deer, Turkeys, Quail and many predatory species are available just to name a few.
There are two usable blind and feeder setups that will convey with the property, so this one is ready to go!
